REALTOR® Membership in Spain

REALTOR® membership is a professional designation governed by the National Association of REALTORS® (NAR), a global trade organisation established in 1908. In Spain, REALTOR® membership is administered through the Spanish International Realty Alliance (SIRA), which acts as NAR’s official partner. This membership confirms adherence to a defined code of ethics and professional conduct but does not replace Spanish legal licensing requirements.

The Spanish International Realty Alliance (SIRA)

The Spanish International Realty Alliance (SIRA) is the official partner of the National Association of REALTORS® (NAR) in Spain. SIRA administers REALTOR® membership locally and provides a structured framework for applying NAR ethical standards within the Spanish legal and regulatory environment.

Through SIRA, member agencies participate in the REALTOR® system, which includes access to established professional guidelines, ethics oversight, and continuing education programmes defined by NAR. Membership indicates alignment with internationally recognised professional standards but does not confer legal authority to practise real estate in Spain.

SIRA membership operates alongside Spanish registration requirements, including COAPI Alicante and the RAICV, and functions as an ethical and professional designation rather than a licensing body.

REALTOR® Code of Ethics (Reference)

The REALTOR® Code of Ethics is a formal professional framework established by the National Association of REALTORS® (NAR). It consists of seventeen Articles that define standards of conduct toward clients, the public, and other real estate professionals. These Articles cover areas such as fiduciary duty, accuracy of representation, disclosure of material facts, and the requirement for written agreements.

In Spain, REALTOR® members operating through the Spanish International Realty Alliance (SIRA) are required to adhere to this ethical framework alongside applicable national and regional regulations. Compliance with the Code is monitored through the REALTOR® system and is intended to provide a consistent professional standard across member jurisdictions.

Global Real Estate Standards and Education

REALTOR® membership connects Villas al Sol to the National Association of REALTORS® (NAR) Global Network, which includes professional associations in more than 70 countries. Participation in this network reflects alignment with internationally recognised ethical frameworks and professional standards used across multiple jurisdictions.

The REALTOR® model provides a structured approach to professional practice, including principles related to due diligence, valuation, disclosure, and transactional documentation. Through SIRA, these standards are referenced alongside applicable Spanish legal and regulatory requirements.

Ongoing education forms part of this framework. Through SIRA, Villas al Sol completes continuing education modules covering areas such as anti-money-laundering compliance, global transaction management, and professional ethics. These courses are designed to reinforce procedural accuracy and regulatory awareness within the REALTOR® system.
